How do I know if my foundation problem is serious?

Hairline shrinkage cracks are common and usually cosmetic. Horizontal cracks, stair-step cracks in block walls, walls bowing inward, doors and windows going out of square, or water entering at the wall-floor joint are structural warning signs that deserve an inspection. We assess for free and tell you honestly which category you are in.

What is underpinning and when is it needed?

Underpinning extends a foundation deeper — by pouring mass concrete or installing piles beneath the existing footing — either to stabilize a settling structure or to lower a basement for more headroom. In NYC it is engineered, DOB-filed, inspected work. It is the standard method for brownstone basement lowering in Brooklyn.

Do you handle the engineering and DOB filings?

Yes. Structural repairs like underpinning, piers, and wall anchors are designed by a licensed engineer, filed with the DOB, and inspected. JBS coordinates the engineer, files the permits, and self-performs the concrete work.

Can you stop water coming into my basement?

Yes. Depending on the source we install exterior membrane waterproofing, interior French drains to a sump pump, or both. During foundation repairs we waterproof the repaired sections as standard practice so you are not opening the wall twice.
