Concrete Stoop & Steps Repair

Crumbling treads, broken nosings, cracked or loose steps and full stoop rebuilds for NYC homes — repaired or rebuilt by our own concrete crew.

JBS Concrete Pros repairs and rebuilds concrete stoops and steps on NYC row houses, two-families and small apartment buildings — crumbling treads, broken nosings, cracked or loose steps, and landings that pitch water toward the door. Our concrete crew forms, pours and finishes the steps to suit the house. JBS Concrete Pros is licensed and insured, and holds both a contractor license and a sidewalk license.

Common problems

What we fix.

Spalled & crumbling treads

Freeze-thaw and salt break down the surface; we remove loose material and repair or replace the tread.

Broken nosings & edges

The front edge of each step takes the most abuse — chipped nosings are a trip hazard.

Cracked or loose steps

Steps that rock or have cracked through usually need the affected section rebuilt.

Settled landings

Landings that slope toward the door or away from the house get reset with proper pitch.

Full stoop rebuilds

Demolition and repour of the stoop where repairs no longer make sense.

Patio & back steps

Rear steps down to a patio or yard.

Process

Repair or rebuild — done properly.

  1. Inspect. We check the treads, risers, landing and what's underneath, and photograph what we find.
  2. Recommend. Repair or rebuild, explained plainly, with a written estimate and timeline.
  3. Prepare. Loose and failed concrete removed; debris goes into our own container.
  4. Form & pour. Steps formed to consistent rise and run, reinforced where needed, poured and finished.
  5. Cure & clean up. We protect the steps while they cure and tell you when they're ready to use.

FAQ

Stoop & steps questions

Can a crumbling stoop be repaired, or does it need to be rebuilt?

Surface spalling, chipped nosings and small cracks can often be repaired. If the steps are loose, the structure underneath is failing, or water has been getting in for years, rebuilding the affected steps is usually the lasting fix. We'll show you what we see and explain both options.

What causes concrete steps to crumble?

Usually water. It gets into cracks and pores, freezes, expands and breaks the surface apart; de-icing salt, a weak original mix, poor curing and age speed that up. Once spalling starts it tends to spread, so an earlier repair is usually simpler than waiting.

Do you match brownstone or existing step finishes?

We form and finish new concrete to suit the house and the steps you're keeping. Exact color matches to old weathered concrete or brownstone are not always possible; we talk through the options before work starts.

Do you add or replace railings?

Railing work can be coordinated with the step repair. Tell us what you have and what you want when you request a quote.

Are front steps part of a DOT sidewalk violation?

A Notice of Sidewalk Violation covers the sidewalk flags. Stoops and steps on your property are usually separate, but if your steps meet the sidewalk we look at both together. See our sidewalk violation removal page for how violations work.

How long does a stoop repair take?

It depends on the number of steps, whether it is a repair or a rebuild, and the weather for curing. We give you a written timeline with the estimate.
