Tuck-pointing, brick replacement, lintel repair, parapets, and full façade restoration — including corrective work for Local Law 11 / FISP filings. Mortar matched to the building, scaffold and permits handled.
JBS restores brick façades across NYC: grinding out failed mortar joints and repointing with mortar matched in hardness and color to the original, replacing spalled brick, repairing rusted steel lintels, rebuilding parapets and copings, and performing the corrective work required by Local Law 11 (FISP) façade inspections on buildings over six stories.
Joints ground to depth, cleaned, and packed with matched mortar — not smeared over the face.
Spalled or shifted brick cut out and relaid, matched for size and color from salvage or new stock.
Rusted lintels replaced, surrounding brick rebuilt — the fix for cracked brick above windows.
Loose parapets rebuilt and capped correctly so water stops entering from the top of the wall.
SWARMP and unsafe conditions repaired and coordinated with your QEWI for close-out.
Breathable water repellents and flashing details after repairs — moisture managed, not trapped.
Pointing (tuck-pointing or repointing) is grinding out failed mortar joints and packing new mortar in. A building needs it when mortar is cracked, receding, sandy to the touch, or when water is getting behind the face brick — typically every few decades depending on exposure.
Pre-war brick was laid with softer lime-based mortar. Repointing it with hard modern Portland mortar traps movement and moisture in the brick itself, which spalls the faces off. We match mortar hardness and color to the original — especially on rowhouses and brownstones.
Yes. When a façade inspection flags your building SWARMP or unsafe, JBS performs the corrective work — pointing, brick replacement, lintel repair, coping and parapet rebuilds — and coordinates with your QEWI so the report can be closed out.
Yes. Rusting lintels expand and crack the brick above windows — a classic NYC façade failure. We shore the opening, replace the lintel, rebuild the surrounding brick, and point to match.
Depends on height and scope. Low work runs off ladders and baker staging; multi-story façades use pipe scaffold or supported platforms with DOB permits, which we file and manage.
