FAQ

Commercial & condo questions

Do you work for condo boards, co-ops and managing agents?

Yes. JBS Concrete Pros takes on work for condominium and co-op boards, managing agents, building owners and commercial property managers across Queens, Brooklyn, the Bronx, Manhattan, Staten Island and Long Island, from its base at 91-01 120th Street, Richmond Hill, NY 11418.

Can one company handle the sidewalk, the façade and the debris?

Yes. JBS runs a concrete and masonry crew, a general contracting crew and its own roll-off dumpster fleet, so sidewalk and DOT violation repairs, brick pointing and façade repairs, concrete and foundation work, and debris haulage are coordinated by one office with one number: (718) 849-2500.

Do you pull the DOT and DOB permits for building work?

Yes. Our office files the NYC DOT sidewalk construction permits and DOT street permits for containers, and coordinates DOB filings for structural and façade repair work with the project's engineer or architect.

Who is responsible for the sidewalk in front of a condo or commercial building?

Under NYC Administrative Code § 7-210 the property owner is liable for the sidewalk; the exemption for owner-occupied one- to three-family homes does not cover condo, co-op or commercial buildings. That makes prompt repair of trip hazards and cited flags a liability issue for the board or owner, not just a compliance one.

Can you schedule work around residents and tenants?

Yes. We stage sidewalk work in sections to keep entrances open, coordinate container placement and pickup times with the managing agent, and give a written schedule with every proposal.

How do you price building projects?

After a free site visit we provide an itemized written proposal, typically within 48 hours, that boards and managing agents can compare line by line. Pricing depends on scope, access and permitting, so we do not publish set prices.

Do you handle Local Law 11 façade repairs?

Yes, end to end. JBS arranges the FISP inspection by a DOB-approved Qualified Exterior Wall Inspector, handles the DOB filings, and performs the repairs — repointing, brick replacement, lintel repair and façade restoration.
